Check-in:     Beginning at 4:00pm

Check-out:  Depart property by 11:00am


Request to check-in early or late:

We are happy to make note of your requested early check in on our schedule, please follow up with our request for your arrival & departure times please include your request to check-in early. Please note that because it's based on availability we ask that you follow up 1 day prior to your arrival so we confirm whether or not we will be able to accommodate.


Early/Late Check-in/Check-out Fee:

$100 + tax for requests to check-in before 1:00pm


IMPORTANT:

Guests are responsible for sending us a photo of a valid, government-issued picture ID, as well as the full names of any guests in their party. The ID must match the name on the booking and payment method. If we do not receive this communication, we will be required to cancel your reservation.  No exceptions will be made.




Guest Occupancy


The number of guests is limited to the number stated on the rental agreement & listing and is strictly enforced to comply with our vacation rental license.





Additional Charges


  • Sales & Tourist Tax: 13% Broward County
  • Departure Cleaning Fee: Varies dependent on property rental booked
  • Vacation Rental Damage Protection Fee: $60 Non Refundable


Some properties require a parking & parking fees, please review listing before booking.




Payment Policy & Reservation Agreement


Reservations 30 Days out of more:

1st Payment: 10% down payment of the total reservation at the time of booking

2nd Payment: 90% remaining balance due 30 days prior to the arrival date


Reservations Booked within 30 days of your arrival date:

However, if your reservation is less then 30 days away from your arrival date your 1st payment will be the total reservation amount and will be due upon booking.


A signed Reservation Agreement along with your full payment is due 24 hours before check-in.





Terms and cancellation


Direct Booking Cancellation Policy:


  • 90% refund of amount payable if you cancel at least 14 days before check-in.
  • 50% refund of amount payable (minus the service fee) if you cancel at least 7 days before check-in.
  • No refund if you cancel less than 7 days before check-in.




Supplies

The below items are provided complimentary, and guests are responsible for any additional supplies they may need throughout their stay. (This applies to all our properties, except Eagles Nest at Mystic Manor & Luxury Fort Lauderdale Beach Resort)


If you require additional towels, linens, pillows, or cleanings, they are available for a fee, and arrangements can be made with our Guest Relations team.

  • Per Bathroom: 1 hand towel / 1 bath mat per bathroom
  • Per Guest: 1 bath towel / 1 face cloth/ 1 pool towel


*Hairdryers are available for your use.





Linens & Towels


Bath towels, sheets, pillows and blankets are provided. We provide beach towels in all our homes & condo units, any guests staying in our units located inside our hotel suites can locate beach towels around the pool areas for use.


Extra sheets and towels are NOT provided, and must be requested ahead of time.





No Smoking


Smoking is NOT permitted in any of our vacation rental properties. If smoking does occur on the Premises, 1) Guests responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; 2) Guests may be required to immediately leave the Premises, or be removed from the Premises; 3) Guests in breach of this Agreement. If there is any tobacco smell in the unit after your departure, there will be a minimum $250 charge. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.
